A Change of pace for a suburban shopping center: Fountain Square Shopping Center
Situation: A shopping center built in the 1980's suffered from a lack of road exposure as parcels in
front of the center were developed, blocking its view. Anchor tenants at this 100,000 square foot shopping center left as their
leases expired. Located off Highway 78 in suburban Gwinnett County, Fountain Square was a shopping center on a major
thoroughfare that couldn't be seen from the road.
Solution: The Brun Company was retained to lease and manage the property. Recognizing that the shopping
center would always have difficulty in attracting tenants who depend on exposure from the road, The Brun Company targeted its
leasing efforts toward the kind of tenants that have a built-in clientele - hair salon, computer repair, a law firm and other
professional office users, and tenants who needed large warehouse-like spaces for operations centers.
