Generating capital income from vacant warehouse space: 953 Donnelly Street
Situation: This 42,500 square foot warehouse was located in an economically distressed area of Atlanta,
which adversely affected leasing efforts.
Solution: The Brun Company was retained to lease and manage the property, but instead sold it for the
owners. Upon discovering that a fiber optic line ran along the right-of-way of an adjacent railway line, we target-marketed the
property to communications firms. After a while, we brokered a sale to a communications firm, who needed a switching station at
this adjacent fiber optic cable. Because of this property's unique location and the communications firm's need for a switching
station in that area, we obtained a far better price for the owner than might have been expected in this distressed area of the
city.
